Certificate of Occupancy
A Certificate of Occupancy is the document which is given at the completion of the project. The Certificate of Occupancy, issued by the Construction Official, permits occupancy of a building or structure. In order to obtain a Certificate of Occupancy the following criteria must be met, and related documents received by the Paramus Building Department.
- Final Inspections approved
- Documentation of approval received from the Borough and applicable County agencies, such as:
- Engineering, Shade Tree, Bergen County Soil, Bergen County Utilities Authority, Home Owner’s Warranty
- COAH fees
Please Note: Occupancy without a Certificate is a violation of the Uniform Construction Code and is subject to a penalty of up to $2000.
An application for Certificate of Compliance is required for selling or renting a home in Paramus. We suggest that prior to submitting your application the seller comes to the Building Department to confirm that all prior permits issued have been closed out. After confirmation of finalized permits, an application may be submitted along with a fee of $95 for the sale of a home, or $25 for rental applications.
Upon acceptance of your application an appointment will be scheduled. Inspections are daily from 9:30 am – 10:30 am. The Inspector will confirm the location of smoke/carbon monoxide detectors and fire extinguisher. Once you have passed inspection, a Certificate will be emailed to you, or you may pick it up at the Building Department. Sellers please note that this Certificate is mandatory for real estate closings.
