QUICK FACTS
SHEDS
A shed is allowed to be 10'-0" x 10'-0" or 100 sq. ft. and 10'-0" in height.
If a shed is placed on a concrete slab or has poured concrete footings it is considered an accessory structure and must be
erected 10'-0" from the rear yard setback line and 10'-0" from the side yard setback line.
If a shed is placed directly on grass, concrete patio blocks, wood or railroad ties, it can then be placed anywhere in the
rear yard.
Both types of shed need permits prior to construction and a site survey is required with the shed location marked.
FENCES
In the rear yard and along the side yard lines, a fence can be as high as 6'-0" in height. A fence can be placed right along
the property line as long as it is on the homeowner's property who is erecting the fence.
Within the 35'-0" front yard setback line, a solid fence (stockade, board on board, or chain link with the metal slots covered)
allowable height is 3'-0" or 36 inches. A "see thru" fence
(post rail or a chain link with open slots) the allowable height is
2'6" or 42 inches.
A fence requires a permit prior to construction and a site survey with the area highlighted to show the location of the fence.
POOLS
An in ground pool & above ground pools must be erected 20'-0" from the rear and side yard line and must be at least 5'-0"
from any structure (house, shed, garage).
Fences for an in ground pool requires a minimum of a 4'-0" high fence and an above ground pool requires that the pool be
4'-0" in height.
A permit must be obtained prior to the construction of any type of pool and a site survey with the pool drawn to scale with
dimensions and highlight the area where the fence will be erected.
PATIO AND DECKS
A deck and a patio must be erected a minimum of 20'-0" from the rear yard line. For side yard setbacks you must refer to the
Zoning Requirements.
A permit must be obtained prior to any construction being done on the property and a site survey must be submitted with
the proposed structure drawn to scale with dimensions and setbacks.
